Townhouse Hunting [Looking for 2 roommates] in Brooklyn

TLDR
where: bushwick / bed-stuy / fort greene and all nearby brooklyn neighborhoods
- the closer to williamsburg the better, generally within 30 min bike ride of McCarren Park
est. budget: 1.8k - 2.6k per person
looking for: 2 people to apartment hunt with (preference towards townhouses, will explain why)
move-in: ready to sign this week - Dec 1st (move in can be as late as Dec 1, but rather lock it in a signed lease this/next week)
A brief about me: Currently working in cancer research / tech, probably 80% very introverted 20% very extroverted, 25M.
Very simply, I rather live somewhere slightly quieter and out of the way in exchange for a much higher QOL and square footage. I’ve previously been extremely lucky to rent out awesome deals for townhouses / penthouses, and combined with a recent few full days of searching active and recently-contracted listings I think I have a solid intuition for the current market.
More location details: Basically if you draw a vertical line down from McCarren Park to Nostrand & Fulton (just under 25 min bike) and then sweep it in either direction that will work for me. If close to a subway line I can go a bit further. E.g. something like Bergen St Station next to Cobble Hill to the west, or Forest Ave station in Ridgewood (if it is out there but right next to the M that still works for me). Greenpoint / Williamsburg are awesome though reallistically they tend to be too small in square footage for rentals, would be case by case. Recently, I have been really interested in the area right next to the Brooklyn Botanical Gardens and Bushwick.
To give 2-3 quick examples (linking streeteasy listings):
First a beautiful, active property I opted not to pursue

because the smallest bedroom is 7’6”x10’2” while the largest is 18’x~10’ n+ larger closet & en-suite bathroom which likely would result in a large price differential among rooms and therefore make it difficult to find people to fit those very particular slots.
And second, two examples of solid properties (particularly in price, did not vet other details 100% but maybe 95%), that were both rented in just about the past week.

I have a few more leads that I am actively in contact with owners for, and I am thinking if by chance a group can be assembled then we can even scoop up a deal right as it / before it hits the market. In general, I think 3 ppl showing up will present a more convincing front then me leasing and subleasing later. Happy to also share the two places I am most excitied about at the moment if you are serious about meeting up and looking together.
About you:
In one sentence I would say mature/“very put together”. Or more specifically, “very put together when the situation calls for it”. If this is you, then feel free to ignore most of what I say next as I think we will get along just fine. Broadly speaking a high level of cleanliness, proof of income, and good credit are important, though I do not want to draw numerical lines in the sand here as everyone has their situations, so my personal opinion is that it is best to talk through to see if it would work. We will definitely meet in person at least once or twice to see if we click before visiting any listings. I’ve found taking the time to meet in person to discuss our lifestyles to be very effective at finding the best and most respectful roommates I could ever ask for.
