Available for rent is 1 bedroom, plus a living room with adjoining mudroom and private entrance, which is about half the house. Shared spaces will be the kitchen, bathroom, and garage.

I’ve made a video tour of the place and will gladly share upon request. For my safety, I didn’t put the exact address.

Pets are welcome as there is a fenced front yard, but please note that the fence is only about waist level high. (The backyard is not fully secured.)

I am looking for a roommate to share this freshly remodeled 1918 home that I recently moved into. The space is available immediately; however, I am in no hurry.
**Important** I prefer to live with a person who works night shift or swing shift, so that our sleep schedules are compatible.

Rent is $1000 per month plus half of the utilities.
The utilities estimate is around $215 per person but this will vary. (electric, natural gas, water / sewer, and internet) I tried my best to calculate what the average utilities would look like, but since I’m just one person who doesn’t have a large footprint at home right now, I can’t give an exact figure.
Landlord is looking for a 1-year lease and requires a security deposit of $1000. They’re willing to break up the security deposit into payments. Last month’s rent is NOT required for move-in.
Proof of secure income and a rental reference will be requested by the landlord. Landlord leans on the rental industry '30% rule', which is “rent shouldn’t be more than 30% of someone’s take-home income.” They understand this is a guideline and not a hard rule.

Further Description of Rental:
Again, you'll have your own mudroom, private entrance, and living room. Theres's storage or studio space available in the detached double garage, with a new garage door. With the remodel, here are some features that are brand new or new-ish: continuous hardwood floors, all appliances, bedroom windows, interior doors and knobs, hardware, some of the light fixtures, bathroom sink and toilet, efficient gas furnace, fresh interior paint throughout, as well as fresh exterior paint. The yard has 5 conifer trees providing shade in the back and bird activity. The front yard gets the most sun and there is space to plan out a garden if you wish. There's space in the driveway for each of us to park our own vehicles. There is usually space in front of the house for any additional parking.

About Me:
My friends describe me as one of the kindest people they know, with a warm, cheerful personality. I would consider myself moderately progressive, not conservative.
I work in high-tech industry. This is my 25th year at my job, which puts me somewhere in my early 40s, and securely employed. I have non-conventional sleep schedule due to the shift I work. I clean up after myself in the common areas because I like to be considerate and enjoy the look of a nice home when I have the time. However, I'm not a type-A perfectionist clean freak who can't relax when things aren't perfect 24/7. Embarrassingly, I don’t cook that often. I have no dietary restrictions or allergies.
My biggest passion right now is partner dancing. Some of my other interests are music of many genres, roller skating, local flora and fauna and native ecosystem restoration, vintage items, apparel design, and podcasts related to emotional health, philosophy, and current state of the world.
I don’t have any pets right now and never had children. I’m currently single by choice, strive for body positivity, enjoy adult beverages, and adult greenery in moderation. I also vape nicotine. As an extroverted-introvert, all of my socializing is done outside of the home. While on the flipside, I recharge at home. I very much LOVE yard work, and I look forward to tackling this yard!

I am hoping to find someone that has a similar character to mine, being a blend of positivity, openness, considerate, while also living their life to the fullest and getting out of the house from time to time.
Along with both our work and or sleep schedule compatibility, pet and or guests’ routines should be harmonious to this as well.
Not interested in hoarders or pack rats. You’re eager to move into a place that feels brand-new so you’re the type to not trash it.
Tobacco smoking outside is fine with me. I have no issues with adult beverages, greenery or vaping being enjoyed in this home.

The landlord lives nearby and is a close friend of mine. They are very responsive and eager to keep this newly remodeled home in good shape. Anything that needs their attention, we will get it in full.
