Seeking Roommate to Share Vintage Gem!

Hi!
I'm looking for someone to share an incredible + unique third floor apartment located just off of NW 23rd Ave in Portland. The place definitely needs to be seen to be believed, it is really special. The neighborhood is so charming with so much to see and do, while also feeling just removed enough from all the hustle and bustle of the city. There are a number of parks nearby, including Wallace Park, and several hiking trails that lead directly in to Forest Park. There are several grocery stores within walking distance, both New Seasons and Trader Joe's being the closest. Tons of restaurants, boutique shops, and cute little cafés. It's worth it to see this place just to spend time in the area!

The apartment has:
- 2 Beds + 2 Baths (with a large soaking tub!)
- Windows in all four directions (we can see St. Helens on a clear day!)
- A spacious patio looking directly out to the West Hills, with plenty of sunshine whenever we have it
- Shared fenced yard (with raspberries + blueberries when in season!)
- Beautiful, vintage-inspired built-ins
- Large gas fireplace
- Wood paneling + some wood flooring in the kitchen
- Tons of closet space + storage - with additional shared storage in the locked basement for bikes.
- Several unique nooks and crannies, including a built-in office space
- Washer / Dryer in Unit

***PLEASE READ***
Some things to be aware of:
- The furniture + other items in the photo will all be moved / re-arranged / gone when the current person moves out
- I am a co-parent, and our exceptional 10-year-old will stay in the unit 2 nights a week, on average. They will stay in the same room as me, which is separated from the main space by a heavy door that is also a sliding wall (again, unique!)
- We also have a very friendly + very fluffy cat living in the unit
- The $1250 includes almost all utilities, except Xfinity internet which is $71/month (or $30.50 each)
- Move-in would require: First month's rent as security deposit, a $55 screening fee (good credit required for approval), a one-year lease agreement with the property manager, a $75 transfer of lease fee (split between us)
