If you recently accepted or are actively enrolled in a higher education institution, i.e. vocational/trades-school, undergrad/grad program; If you are an entry-level prof. working from home (WFH); Or both, this may be a good fit.

Should you be seeking double-occupancy for you and a partner (or minor), unfortunately we're unable to accommodate you. Double-occupancy (i.e. couples) places too much of a burden/hardship on the shared space and household resources. For this reason, we're only considering single-occupancy of the furnished bedrooms (no more than 3 flatmates during tenancy, at least until the pandemic ceases).

To be considered a potential candidate:
a. You must be enrolled, or have recently accepted enrollment, in an accredited educational institution such as an undergraduate/graduate program, vocational/trade school, or are independently studying for professional certificate(s), certification(s) and/or license(s) such as The United States Medical Licensure Exam (USMLE), the National Council Licensure Examination (NCLEX), a "Bar Exam," etc.; or
b. You recently accepted, or have less than 3 years of employment, in an entry-level position; and
c. Your annual salary at a minimum is 33x the desired monthly rent (for actively enrolled undergraduate/graduate/vocational students), or 40x the desired monthly rent (for entry-level professionals); and
d. Your FICO credit score is above 674 (exceptions at landlord's discretion, no credit history permissible); and
e. You are open to exchanging personal data intended to determine if we're a good fit (such as: What you do for a living, if you occasionally/socially smoke (e.g. cigarettes, marijuana, hookah), your current living situation, why you're looking to change it, how soon that change is foreseeable, what your expectations are in regards to overnight guests, overnight dishes, cooking, cleanliness, sharing, boundaries, etc.).

I pride myself on being transparent, an innate problem-solver & a straight-shooter; Should you be financially, physically or mentally unstable I am NOT qualified to pursue a relationship w/you much less one that yields a long-term communal housing situation. We're desperate for good fits, not full occupancy. I'm also a high risk person when it comes to COVID; Meaning: I'm more likely prone to experience dangerous symptoms if infected w/COVID-19. Actively seeking to establish & maintain a communal household of 1 or 2 additional driven individuals trying to educationally &/or professionally elevate themselves w/in the NYC metropolitan area. If you're opposed to occasionally sharing household meals, are unable to comply w/NYC Dept. of Sanitation's recycling ordinances or NYS' face covering mandate when outside of our home, chances are we're NOT compatible. Recycling & COVID-19 precautions are of the utmost importance in this household, if you're into a green way of living (living being the operative word) i.e. recycling beyond NYC ordinances, composting, sustainability efforts, healthy eating, up-cycling, etc., we NEED your camaraderie. We understand that shared situations are not for everyone, we've been trying to provide an alternative platform that can allot for a positive communal experience; Most importantly, a stress-free environment.

neigh·bor·hood /ˈnābərˌho͝od/ Despite being an up-and-coming area, the Bronx hasn't been able to rid itself of its bad reputation (acquired during the large exodus by the Jewish community in the 1970s). You're encouraged to research the surrounding area but if you're white, black, yellow, tangerine, etc. chances of you being a victim of a violent crime are slim (although Manhattan can catch you off-guard wi/its cramped overpriced quarters & susceptibility to random acts of terrorism/aging infrastructure failures).

North of Yankee Stadium, nestled w/in a hilly enclave of Art Deco apartment complexes, Tudor & Victorian homes, Morrisania is an affordable NYC corridor w/a quiet community-oriented vibe. W/plenty of places to connect w/neighbors, there are multiple weekly green markets, a handful of dance & yoga studios, as well as friendly bodegas, hair salons & delis. The recently reopened historic High Bridge, which connects Washington Heights & the Highbridge neighborhood in the Bronx, offers an easy pedestrian & bicycle route to upper Manhattan. In addition, the new Harlem River Greenway, along 20 acres of the Harlem River waterfront, has waterfront parkland that connects pedestrian walk ways, bicycling access, & jogging trails which really has given this area a long needed facelift & restored the community's historic access to the waterfront.

Our biggest short-coming is the lack of venues for take-out/dining-in. Although, Hungry Bird (a quaint neighborhood restaurant serving Indian cuisine) & Justine's (another neighboring restaurant serving Dominican cuisine) are w/in walking distance. More importantly, deliveries for your avid Grubhub & Seamless user are available.

If you like our home we encourage you to meet the members of the household as to assess if we're a potential fit. Viewing the premises doesn't incur a fee but interested applicants are encouraged to complete a lease application after a successful meet & greet w/the household. A $75.00 lease application fee (which includes a $36.98 amount directly payable via credit card to E-Renter.com), however, is incurred during the processing of the lease application. Submissions of incomplete lease applications won't be considered. During the application process the room you're interested in will be removed from the market & placed on hold (for a maximum of 48 hrs). However, if your annual salary is NOT equal to or greater than 33x-40x one month's rent then hold on to both your cash & personal info.
