Washington heights sept 1 full year lease!

Sorry this is long, I'm getting too many questions and don't have enough time to answer so I tried to think of every possible thing here, but please do send me any questions!! I'm working on getting photos of both rooms from my current roommates. These photos are all old, these photos don't do it justice.. it's much cuter now :)

Apartment is 2min walk to the A train at 181st street (about 20 min ride to midtown). 10 min walk to 1 train. A train is express to 59th street, so its about a 20 minute ride to midtown! Shared bathroom, kitchen, living room. Very safe and quiet neighborhood, I have lived in this apt for 6 years and neither myself or my roommates have ever had a safety issue! No couples sharing one room to split rent.

I am a very tidy, chill, respectful of others space and possessions and I'm looking for the same in roommates. I love to have friends over to cook, have some wine, and watch tv. But I do not have parties, maybe some game nights!! Looking for chill, very tidy roommates Non-smokers only. No pets, management requirements. Prefer females or gay males only please. Prefer aged 24-35. PLEASE my main thing is that you pay bills on time and that you are very clean.

I work in fashion and I tend to keep to myself, but love hanging out if I'm home. I'm 29 and I've lived in this apartment for 6 years, it's a good space! Although it's a five floor walk up and that gets a little annoying.

Slightly larger room comes with a closet in the room. Interior facing window that gets tons of sunlight. Fits two dressers, bedside table and a queen bed. Rent about $875 (I don’t have the final lease price yet, it tends to go up a little each year so that’s my guess)

The small room is $860 She has a full sized bed, corner desk and bedside. The room is very cozy. Also an interior facing window. Dresser space in the hall next to the room and there is one closet down the hall but it is shared with some household items. This room is photoed

Neither bedroom comes furnished! Roomies leaving might be willing to sell furniture. No laundry in building.

Utilities: hot water and heating is included (each room has its own heater). Gas and electric varies due to a/c. About $60 average per person/month. It’s cheaper in winter and more expensive in summer due to ac units so it fluctuates a lot. Cable and Internet is about $60 a month which is pretty consistent based on days in a month. Have a house cleaner come once a month which we would all split the cost of, which in my experience has greatly helped any roommate cleaning drama!

Security deposit is $900 (might vary some but I guessed up), due upfront to the management company. Also first months rent is due upfront.
