Room available in Somerville Apt for Female Professional / Grad Student - Cats Welcome, In-unit W/D, backyard, great location

The apartment is located in the Spring Hill neighborhood of Somerville. It is the upper apartment in a duplex. We have the second and third floors.

Some Highlights:
Wood floors throughout. Lots of sunlight from multiple windows. Dishwasher, garbage disposal, and in-unit laundry. Also comes with a backyard.

Common areas on the first floor:
big living room, dining room, decent-sized kitchen, bathroom, laundry room, and a spare bedroom/office. There is a ton of natural light as the apartment does not skimp on windows. I would love to decorate the space with whoever comes to live here (I know it can be a little awkward coming into a space someone else already lives in).

Second floor (third floor of the house):
This is where the two bedrooms are, along with huge storage space for the odds and ends.

Your Bedroom:
13 feet x 10.5 feet. It comes with a Boston-sized closet with a door (about 3.5 feet wide and 1.5 feet deep (this is approximate). The window looks down on the street.

Water and trash included. Heat is via gas.

Walkability:
15 min walk from Porter Square T-Stop. 25 min walk to Union Square. and 25-minute walk to Davis Square. 35-minute walk to Harvard Square. Plenty of coffee shops, grocery stores (Stop and Shop & Star Market), and restaurants within walking distance (including Bow Street market).

About Me:
Early 30s female. No special dietary restrictions, but happy to accommodate those of others. LGBTQ+ friendly as an ally. I work from home (remote 9 - 5) and travel for work a few times a year. I enjoy a good book, the occasional board game knight with a friend, volunteering, travel, trying out new food around Boston, catching up on TV shows, and day-tripping around New England to the trustee's properties I am also a geek - Star Wars, Star Trek, Marvel, Renaissance Faires, Ghibli movies, and the like. I am a bit of an introvert, but I like being social.

Cleaning Habits:
I am a person who picks up after myself as I go. I am not over the top neat, so it looks like someone lives here. We take care of the simple things like washing dishes, trash, quick mops ups, and so forth. Currently, we have a sweet gal that comes twice a month to do an in-depth clean as, neither I nor my current roommate is a huge fan of doing it ourselves. I am happy to negotiate how this works with whoever moves in.

About You:
Looking for a late 20s / 30s professional or grad student. You know the speed. Someone who is respectful, social, kind, and responsible about rent and bills (we split everything 50/50). Plenty of room for you if you need to work from home. Prefer someone who is not home all the time. No smoking, please. It’d be lovely if we could occasionally hang out over a movie and food, but no expectations of being best friends. Long story short, I am someone who is easy to live with.

Guests:
I sometimes have people over on the weekend, but usually try to limit during the work week. I give my roommate a heads up whenever someone is coming over. Looking for someone who is similar.

When:
Available September 1st for a 12-month lease. The possibility of moving in earlier depends on my current roomie’s move-out date.

Pets:
Cats are fine as my current roommate has one. Anything else will need to be run past the landlords.

Land Lords:
They are an easy-going, older couple who live on the first floor. They have been super responsive whenever there is an issue with the apartment.
