I am an attorney in New York who just switched to a non-profit role as an immigration attorney. I am looking to rent out my two extra bedrooms in my 3bed/2 bath rental. My sister used to live here but moved out-of-state. The lease starts on December 1, but the bedrooms are open now if you'd like a prorated portion of November. I work hybrid, so about 3 days working at the office and the other days I work from home. I like spending time on the couch with my cat but have a fairly active social life so I’m not home 24/7. I would like a roommate who also has social/work life out of the house but doesn’t bring the party home too much. Occasional social gatherings at home are fine, but I’d also be ok keeping a drug- and alcohol-free house if that’s your preference! I am looking for roommates who are either full-time employed or graduate students, like cats, and are LGBTQ+ friendly.

Hi all! Looking for one or two roommates for my rent-stabilized 3 bed/2 bath apartment in East Harlem (close to 96th St Q stop) with the lease starting on December 1, 2024 (but the rooms are open now if you'd like to move in earlier with a prorated month).
It’s a doorman building with laundry and a gym downstairs, and a shuttle to 96th St and the 86th St 4/5/6. The unit has a dishwasher and gets a ton of natural light. The common spaces are already fully furnished, and I also have one extra bed and a bookshelf to furnish one of the rooms.
The rent for the December 1, 2024 - November 30, 2025 lease is $5005.17. I am in the primary bedroom with my own bathroom, so I will be paying proportionately more. The two open bedrooms share the hallway bathroom and each has great bult-in closet space. We can discuss/negotiate the exact dollar amount, but based on what my last roommates were paying, I am asking $1500 for the smaller room and $1550 for the larger room. I already took care of the security deposit when I originally signed the lease 5 years ago, so there would be no additional fees aside from first month's rent upfront before move-in. Utilities (electricity + internet) are generally $250-$300 total a month (slightly more in the summer with air conditioning) to be split equally.
I’m in my early 30s, a lawyer, and work from home about 2 days a week. I enjoy reality television, books, bar trivia and am in a darts league and would be open to sharing these activities with a roommate!
I have a cat who mainly stays in the common area (pictures attached), so ideally you would like cats and be ok with keeping things that might be dangerous for her out of the common area, but she will stay out of your personal space. No dogs, but a cat may be ok if the two would get along! I keep the cat’s area clean/vacuum daily, and I prefer to keep the kitchen and shared spaces very clean as well. In the past, I've hired a cleaner about once a month for a deeper clean, and am open to continuing that.
While my name is the one on the lease, building management will need to approve any roommates, which could take a week or so after discussing lease terms. I can handle passing on proof of income (pay stubs or redacted bank statements) and let you know if management requires any more information. Message me if you’d like to come see the apartment!
