413 Rector Street is an old townhouse in a quiet part of Roxborough. The house is generally very spacious, with large and open downstairs living and dining areas and relatively large bedrooms. The kitchen/cooking area, by contrast, is somewhat small. The kitchen has a gas stove top and gas oven. All three bedrooms are located on the second story. Each bedroom comes with ample closet space.
For an old home, the house is in great shape and comes with updated appliances. The house is well insulated, and doesn't get too hot or too cold, although the upstairs can get stuffy in the summer if the windows are left closed. Cosmectically, the place is a little funky, with green color carpeting and a whitish/pink wall papering. But it's kind of charming.
Rent per month for the whole house is $1300. Split two or three ways, that's 650 or 434/3 per person. Utility costs vary greatly with the season. In Fall, Spring, and Summer, utility costs are quite low, but they rise appreciably in the winter with heating costs. For internet, water, gas, and electricity, it's usually in the ballpark $150-200 per month. With two roommates, the place is affordable. With three roommates, the place is very cheap. And for the price, you get a wonderful and fairly big home with a nice porch and backyard area, as well as a basement.
The landlord and landlady are a wonderfully nice elderly couple. This home is the childhood home of the landlady. They respond quickly and with no fuss to requests for repair. I've lived here for a year already, and it's been great. I'm negotiating a six lease for myself. Six month leases are available. But the landlord/landlady would also offer 1 year leases.
