I’m Tess (she/her, 30) - originally from Minnesota, but have lived in SF since 2015. I work in fundraising for a local education nonprofit (hybrid work schedule), and enjoy cooking, baking, dog park adventures, going to concerts and queer stand-up shows, and watching tennis and cult documentaries. Passionate about sports (tennis, women’s soccer, baseball), HBO Sundays, Awards Season, early 2000s pop-punk, Taika Waititi, educational equity, and defunding the police.

Looking to fill one room in a 3-bedroom apartment; the spare room is used as a guest room/office/shared space. Must be queer-friendly and okay with living with a dog. One other pet is allowed, and the Presidio does charge a small additional pet rent ($50/month, waived for ESAs). 420 Positive, but prefer you stick to edibles vs. vape/smoke. No couples.
About Your Private Room
The bedroom you’d rent is the second-largest in the house. With two windows that overlook a communal BBQ/patio and some of the neighborhood’s trailheads, the room has wonderful natural light. Plus, the ocean breeze — and sound of the waves at night — is pretty unbeatable. The room is large enough for a queen bed or bigger, plus a desk, dresser, nightstands, etc. and has a fairly large closet. You will also get sole use of the parking space that comes with the apartment.
About the Shared Spaces/Apt
Wood floors throughout, tile in kitchen and bathroom. Bathroom has a shower/tub combo, and heat fan for chilly days. Kitchen features dishwasher and in-unit laundry; the machines are rented on a per month basis (runs about $20 a month per person).
The living room and dining area are open floor plan and completely furnished, with sun-filled windows and views of the Golden Gate Bridge, ocean, and surrounding natural beauty the Presidio is known for. TV, streaming services and wifi are all set up and good to go in the living room.
The third bedroom, also a common area, looks onto the courtyard/garden area below, with a window facing the bridge. In addition to the shared closet space in the spare room, the hallway contains a linen closet, a coat closet, and a third ample closet. The apartment also features two efficient heaters for those foggy days.

I have a small chihuahua mix named Delpo, who is 4 years old. He's super low-maintenance and not a big barker. Loves meeting new people, including kids. When I go into the office for work, Del hangs out with the upstairs neighbors, though he’d love to hang with you if you work fully remote.
He's passionate about cheese, yogurt, crinkle toys, cozy sweaters, and sitting on top of the couch like a cat. Although he's friendly with other pups, Del and any potential dog roomies should meet in a neutral location first for a test run.
About the Presidio
Managed by the Presidio Trust and National Park Service, the Presidio is for folks who love to get outdoors as much as it is for people who want to live near all of San Francisco’s conveniences without the hustle and bustle of typical city-living. The park offers a free shuttle service, the newly named Presidio Go, which connects the Baker Beach neighborhood to the park’s Main Post/lawn and the newly opened Tunnel Tops, a stretch of the park that runs over the freeway tunnels and down to Crissy Field. All residents receive a complimentary shuttle pass. Other nearby MUNI routes include the 29 (Baker Beach), 43 (main post), and 1 (on California Street). The great restaurants, bars and shops on Clement Street and the Outer Richmond are a quick walk or bike/bus/car ride away. The neighborhood is also not far from Land’s End and Golden Gate Park.
Logistics + Move-In Costs
Move-in would be last weekend in May, but if your housing needs are more urgent just let me know — I’m super flexible and can pro-rate part of May.
In total, your monthly rent would be around $1750 per month, plus utilities (gas, laundry rental, internet). Electric, water and garbage (trash, recycling and compost) are included in the $1750. (In total, it's usually a little over $1800 per month.)
To apply, reach out to me about filling out an application with the Presidio Leasing Office. It costs $40 and is basically a background/credit check; the leasing agent may reach out to a former landlord or roommate to make sure you’ve got a good rental history.
Once approved, you’d sign onto my current lease –good through Jan 2024). Looking for someone to re-sign in January. Your portion of the security deposit is $1600, due upon signing.
Move-In Costs tl;dr
Application fee: $40
First month rent: $1750~; due June 1st/upon signing. (Inquire about pro-rating.)
