I am looking for a roommate to share a 2 BDRM basement apartment from May 1, 2025.
Weekend viewings only.
Location: The Junction-High Park just a 10 minute walk to Keele Station and beautiful High Park. This is a lively neighbourhood with a lot of trendy restaurants and pubs, but is located on a quiet residential street. There’s a small park a few minutes away that hosts a Farmers Market every Saturday in the summer.
Single occupancy only, you will be added as a second lease holder on a month to month lease agreement as per the Ontario Residential Tenancies Act.
I’m giving preference to women/femmes 30+ but I’ll be considering other applications based on how well I think we would fit living together.
I’m a working professional with a typical Mon-Fri, 9 to 5 type schedule so I’m looking for someone who respects quiet at night.
You will be renting an unfurnished “double room”. The main bedroom is long and spacious, it currently fits a queen sized bed which can be placed both vertically or horizontally, with plenty of room for furniture. There is a second, smaller room attached (only accessible to you) that is currently being used as an office, but could be used for anything you need.
Our rooms are at opposite sides of the apartment, giving a lot of privacy for the both of us. There is in-suite laundry. The living area is currently furnished with the essentials. If you have furniture that you would like to bring with you I’m happy to discuss how we could make that work.
The rent is $1050 due on the first of every month, plus hydro, water & internet (see prices below). You will have free access to any streaming channels that I currently purchase. This is a rent controlled apartment and have had zero rent increases *so far* in 2 years.
* Hydro: your half is $79 per month due by the 28th of each month
* Water: your half is $47.50 per month, due by the 15th of the month
* Internet is TBD
You will be responsible for obtaining tenants insurance, the landlord requires proof for you to move in. I know of a very inexpensive insurance company you can use if you would like any help with that.
Documents required by landlord to obtain approval:
- rental application
- employment letter or if self employed: notice of assessment from past 2 years
- T4 or 2 most recent paystubs
- credit report from Equifax, Borrowell or TransUnion (screenshots not accepted)
- For students: letter of enrollment
