Rent: $1050 / month + ½ utilities (water, gas, electric, Wi-Fi) I’m guessing that could be as much as $250 per person in the winter months & less when we aren’t using as much.
Landlord is looking for a 1-year lease, plus a refundable security deposit that is equal to one month's rent. Landlord is willing to break up these payments between the first few months.

Before we get into too many more specifics, I want to state my deal breaker: I work swing shift 3 to 4 nights per week and will want to live with someone who is not an active early bird. House must be quiet before 11am. If that's cool with you, please read on :)

My best friend bought this 1918 tear-down house across the street from her own where she's been investing every penny she has on the renovations, and it’s almost finished. I'm excited to start moving in soon. Almost everything will feel brand new.
2 bedrooms, 1 bathroom, with an add-on bonus living room in addition to the original living room & detached 2 car garage. What this means is we each get our own living room & separate entrances. The kitchen, dining, & bathroom will be shared. There are many cupboards & drawers for your things as I don’t have much for kitchen supplies. There is a portable dishwasher, which isn’t pictured. Stacked washer & dryer will be installed this week. I am asking the landlord to add a half bath (this isn’t guaranteed at the moment.) but for now, we must share the only bathroom.
Once settled, I plan on reserving space in the garage for dance studio / skate / yoga space. Put up mirrors, a fridge & some seating. Would be perfect for occasional dance parties😊 There's plenty of space for dual functions - some storage & a studio. I’m NOT looking for a hoarder to pack this garage full – it’s got to be a functioning space.

What I am looking for in a roommate:
*Professional adult with secure income & a rental reference. Your age is not ultimately important but shooting for someone between 30-55 range.
*Swing shift or late-night hours, quiet mornings. This includes pet noise as well. There is a decent amount of foot traffic & amazon deliveries on our street, so if your pet is loud & proud, this won’t be a good fit.
*Consistently clean & respectful in shared areas. No hoarders, pack rats. You’re eager to move into a place that feels brand-new so you’re the type to take care of it & not trash it.
*Alcohol & 420 friendly. Tobacco smoking outside is fine. Meth, fentanyl, not fine.
*Sex positive. I am single & will have an occasional overnight guest. I will be fine with your overnight guests. Respectful communication will go both ways.
*Kind, warm-hearted, positive vibe
About our landlord:
She lives across the street, runs a successful lab consulting business from home, mom to two dogs & consistently fosters a 3rddog. I promise, she will try to get you to adopt a dog at least once. She is extremely passionate about dog rescue, fund raising for dog rescue, science, native landscaping, vintage fashion & collectibles, & partner-dancing. She’s a bad ass with a dry sense of humor, I totally admire the crap out of her. She will be a very attentive landlord & prefers to fix things the proper way, over the quick & cheap way. She expressed that she would like to get along with you at least a little bit, if not become friends at some point. She’s active in this neighborhood community & has gotten to know most of the people who live around us closely. All the neighbors know my name & I haven’t even moved in yet. She & I are both in our early 40s & met dancing at the Landmark Saloon about 10 years ago.
