My name is Berkeley and I work at Burlington part time as well as work as a freelance reader for the entertainment industry. I'm looking for a roommate to move in July 15th or later... with the month to month lease starting 8/1. My current roommate is only leaving to be closer to family. I have one cat named Juno... I would be ok with a roommate who also has one cat or no pets. My landlord requires a new tenant to make at minimum $2250 a month to satisfy a 1-3 ratio of rent to income. You'd need to be able to show proof via pay stubs for the last month or a bank statement.

If you move in soon, you'd have two weeks free rent as the July rent is already taken care of. This is a great location less than a mile from Downtown Burbank. There is a large kitchen and hardwood floors. There is a covered garage with one parking space available for you. I don't drive or have a car. There is free onsite laundry that is in the garage area shared between 5 units. It's a 4-plex plus one apartment over the garage area. There is a small backyard patio area as well.

The apartment is close to shopping... within walking distance of Trader Joe's, Ralph's, 7-11, Walgreen's and much more. Less than a mile to the Burbank Town Center and all the surrounding downtown shops. It's relatively quiet and the neighbors are respectful. There is some street noise because we are right on Glenoaks.

The room is also furnished, which may be helpful for you. There is a pillow top queen size bed (which is about 10 years old, but my roommate says is still comfortable). She's not able to move anything since she's going cross country. There is also a night stand, 2 drawer file cabinet, computer desk, cushioned rolling chair, and a 9 cube storage cabinet.

All of these items you're welcome to... or you can try out and get rid of things as needed / as you see fit. The room has two windows and is very bright with sunlight, a ceiling fan and a small walk in closet.

The bathroom would be a shared bathroom with me. Your rent would be $765 ($1500 total). There's a $30 difference in rent between you and I, due to the fact that you'd have access to the parking space and you'd be getting the larger of the two rooms. The size of the room is approximately 12.5 x 10.5 feet. The small walk in closet is 5.5 feet wide by 2.5 feet deep.

There is a linen closet in the hallway and a storage closet in the living room. The storage closet is approximately 6.5 feet wide by 1.5 feet deep and it's completely empty now for you to use. Also, in the living room there is currently a couch as well as a love seat. That furniture will be staying. I may get rid of my couch... so there'd be room for you to bring a couch or chair. The living room is quite large and has 3 floor length windows, so there is abundant sunlight during the day. There is both a front and rear entrance through the kitchen. The kitchen has a refrigerator, stove, and microwave, as well as a George Foreman grill, you'd be more than welcome to use.

It is a first floor apartment, but there is a small 3-4 step walk up on the front and back. This is a dead zone for over the air broadcast TV, so unless you want to do cable through Direct TV, we wouldn't get live channels. My roommate and I currently survive on a healthy diet of streaming. I have a 32 inch ROKU TV in the living room that can be shared. I have Amazon Prime Video, but no other streaming subscriptions. You're welcome to use it for Hulu, Netflix, or any other subscriptions you may have.

Utilities that we have to pay for are Burbank Water and Power, water is included with the landlord, but we pay electric. It's approximately $85 a month. SoCal Gas for the gas heating and gas stove. It's approximately $25 a month, during the winter it can go up to $60-$70 depending on usage. The good thing is we would only need to use it for about 3 months out of the year, December-February. Finally, there's Spectrum Internet which is $60 month. All together it's around $100 each for utilities, sometimes less. You're looking at $865 a month, all in, for a private bedroom shared bathroom situation in beautiful Burbank... and as I said before it's a really great location.

Once approved, you'd just pay the rent directly to me since he prefers to get the rent in one $1500 check a month. The $1350 security deposit you'd pay to me as well and I would forward it to my roommate who is leaving, since you'd be taking over her spot. Then upon move out either the landlord would refund you the $1350 (if we both leave), or the new roommate would pay you.
