1,850 Square foot house built in 2020. 4 bedroom 3.5 bath. The room for rent is ~140sqft and the bathroom will be shared with someone of the same gender. The room is unfurnished, although common areas are partially furnished by other roommates’ furniture.
Utilities are paid separately from rent. Rent is due at the beginning of the month and utilities are due the 15th, but sometimes that varies based on when Austin Energy charges me. During the summer the bills are usually around $120 per person per month, and around $80 per person during the winter months. The utility payment includes electricity, water, waste disposal, internet, garbage pickup etc. We have Google Fiber, so internet is super fast and rarely has problems.
Neighborhood is full of friendly people. There is a recreation center with a pool, basketball court, and event room that you have access to (Key fob is limited one per house so it’s stored in a common space).
No pets are allowed. There is currently a dog living in the house (German Shepherd) who is taking the only pet spot available. Small pets like fish may be an exception at the property owners discretion.
House is a corner property, with a covered back patio that has a couch, and cozy backyard. Perfect for hanging out in during nice weather!
The driveway (2 spots) is in the back with additional street parking as well. Street parking is not assigned and is on a first come first serve basis. There is always a few spots available, street parking is never hard to come by.
The house is close to both I-35, 183, and 290. About 10 minutes from the Domain, 20 from Downtown, and 20 from Cedar Park, so getting around town is easy!
Washer and dryer are available to all tenants as well as the dishwasher, fridge, microwave, natural gas stove and oven. (Tennant provides their own soaps and detergents for clothes washing, dishwasher detergent is split amongst tenants)
The house is equipped with a video doorbell, WiFi thermostat, keyless touchpad entry on front and back doors, and security cameras outside the house and one inside the common area (looking at the front and back entrances) for 24/7 coverage and security. New tenants will be given access to all of these amenities as well as their own keypad code.
Currently there are 3 people living in the house. Two males and one female. And the dog!
Nick, Marissa, and Xavier are the current three roommates. We’re all young and enjoy hanging out with friends, going out to events, and enjoying time at home. We’re all clean and respectful of one another and common areas. When our schedules line up, we love to sit in common areas and chat, share internet videos, or play video games. We’ve all been vaccinated, are all LGBTQ+ friendly, none of us smoke cigarettes, we have drinks occasionally, and are generally a pretty quiet household.
Nick is the live-in superintendent, which means he is in charge of general maintenance in the house as well as minor repairs. Things like air filters, window washing, and other regularly scheduled maintenance tasks are done by Nick for the homeowner.
Zuko is Nick’s dog. He’s a long-coat German Shepherd, is extremely friendly and loves spending time in his yard laying in the sun for hours. During the winter, he’ll sometimes spend the entire day outside. When he’s not outside you can find him lounging in the upstairs hall or in Nick’s room. He’ll always be happy to greet you when you get home. Zuko is ~75lbs. but acts like a big baby (because he is). He is free to go in and outside as he pleases through his doggie door and his food and water are all taken care of by Nick, so there’s no need to worry about him in that regard!
The house is owned by a private owner and not a cooperate landlord company. So getting a hold of someone when you need anything is easy.
