Looking to rent out 2-3 bedrooms out of my 2,700 sqft townhouse. The third-floor has two large bedrooms, one small bedroom and a full bathroom for that floor. How you want rent it out is something that can be worked out. The utilities will be calculated on a person basis (one person means you're paying 50%, 3 people mean you're paying ¾, etc).

If you are taking the whole third floor I will give the whole area at a discounted rate of just $1,700/mo. If you are taking some of the rooms, here is what I am looking for.

Looking for $800 for the large bedroom with the large closet and view of the Outerbridge Crossing. This room is currently configured as a kid's room with two twin sized beds but can be reconfigured as needed. This room also has a 32" flatscreen TV. In the summer time this room will have its own floor mounted portable AC and ceiling fan.

Looking for $700 for the large bedroom with the smaller closet. This room is currently configured as a master bedroom with a large and comfortable queen sized bed and ceiling fan. In the summer time this room will have its own floor mounted portable AC.

Looking for $500 for the small bedroom. This room is currently configured as my office but my office can be relocated to my workshop in the basement. This room would make for either a great kids room, home office or a second living room that is exclusively yours.

The third-floor bathroom is generously sized, vanity with storage, extra space for bath products, a jetted soaker tub and Philips hue mood lighting. If you take the entire third-floor (all three rooms) this would be exclusively your bathroom as it would be your private space. The third floor also has its own nest thermostat and its own Roomba Vacuuming robot.

The second-floor is where the kitchen and living room are, both have Philips hue lighting, generous seating, a Roomba dedicated to the second floor and a nest thermostat. There are also two Dyson vacuum cleaners on this floor; one DC-15 Ball for larger messes and a DC-35 for smaller messes or to vacuum in hard to reach areas like in the bathroom, in the car or on the stairs.

I love to cook and the house has a gourmet kitchen with generous counter space, gas stove/oven, triple sous vide machines, the ability to inert gas vacuum bag, whipping siphons, herb garden, a large assortment of kitchen knives, microwave, dishwasher, high powered blender, stand mixer, rice cooker, computer workstation, sound system and TV. If you don't like to cook/have no cooking ability but love the idea of Michelin star level home cooked meals and are willing to clean up and buy groceries, this might work out extra well. If you are also into cooking, we can set aside space in the fridge and pantry for your projects.

In the basement there is a set of wonderful candy-apple red front loading Kenmore Elite frontloading washer and dryers with steam function and sanitize functions. There is a laundry station to fold clothes right out of the dryer and an ironing station with distilled water generator. There is also a soldering/home repair workstation and a sewing station with a fridge and microwave. There is also a workshop area with drill press, bench vises, and a chop saw.

The front door is a smart lockitron unit that detects your cell phone and unlocks once is close proximity. There is a backup key that you will get if your phone is out of power.

This house is a shoe free house with storage space for 18-20 pairs of shoes in the shelving units on the left of the entry way. There is space for a pair of bicycles in the garage and good street parking. The Tottenville railway stop is 1,100 feet from the house. The police station is the 123rd precinct and has one of lowest crime rates in NYC. Main street is a primary road which is always kept clear and the house has an emergency generator and 2 weeks of fuel in the case of emergencies. The house because of its location comes with IDNYC cards which you can use for free admission to many museums. If you have kids, the public schools that the house is zoned for is also among the best in NYC.

Looking for non-drug using, non-smoker, light drinker. Ideally looking for clean, handy roommates. I would be happy to discuss a discount if you're handy with carpentry and paint and want to work on some of the projects around the house. This would be a perfect opportunity for a couple of friends to have a really cool place or a small family.
